You meet with Ryan McMahon to discuss your investment goals, preferred investment range, risk tolerance, and preferred exit strategy — flip, hold, or short-term rental (STR/Airbnb). We discuss capital access options including personal savings, HELOC, and self-directed IRA/401(k). We explain our capital-first model in detail, answer every question, and determine if there is a mutual fit. There is no pressure and no commitment at this stage.

Investor Onboarding

You complete the formal onboarding process: KYC/AML verification, accreditation verification, investor profile setup, and review and signing of the operating agreement. A single-purpose LLC is formed for your project under North Carolina law. Our legal counsel prepares all documentation defining member rights, profit distribution, management authority, and dissolution procedures.

Fund Your Investment

You transfer capital into the project-specific LLC escrow account via ACH transfer — whether from personal savings, a HELOC, or a self-directed IRA/401(k). Your funds are held securely in a dedicated bank account tied to your LLC. Digital subscription documents are signed through our secure platform. With capital committed, Redoubt's acquisition team goes to work on your behalf.

Property Sourcing

With your capital committed, Redoubt's acquisition team identifies properties matching your defined investment strategy, capacity, and preferred exit approach. We source from wholesalers, off-market deals, MLS listings, foreclosures, and our professional network. You do not need to browse, evaluate, or select properties — that is our expertise.

Expert Validation

Every candidate property goes through Redoubt's rigorous validation funnel before acquisition. This includes market analysis confirming neighborhood trends, ARV assessment validated by comparable sales, professional inspection identifying all issues, renovation scope and budget verified by R² Remodeling, title search confirming clean ownership, and financial modeling confirming target returns. Only properties passing ALL criteria are acquired. This protects your investment through consistent, expert-validated criteria rather than emotional decision-making.

Property Acquisition

Redoubt acquires the validated property. The LLC takes title, and our team manages the closing process including title insurance, property insurance, and transfer of ownership. You are notified via your investor portal with full property details, acquisition terms, and the project plan.

Professional Renovation

Redoubt's construction team, R² Remodeling, executes the renovation plan. Because we control the build directly, we eliminate middlemen markups and maintain tight quality control. Your investor portal shows real-time progress updates, photos, and budget tracking throughout the renovation.

Quality Assurance

Final inspections are completed, punch list items are addressed, and the property is prepared for market. Professional photography and staging ensure the property presents at its highest value. Every detail is checked before the property goes live.

Strategic Listing

For flip projects, the property is listed at the optimal price point based on current market conditions and comparable sales data, with a comprehensive marketing plan to attract qualified buyers. For hold-strategy projects, we coordinate refinancing and transition to long-term property management. For STR projects, the property is furnished, photographed, and listed on Airbnb and VRBO with dynamic pricing optimization.

Sale & Closing

Our team manages offer negotiation, buyer due diligence, and the full closing process including title transfer. You are notified at each stage through your investor portal. If the sale takes longer than expected, the property can be rented to generate income while awaiting optimal market conditions.

Profit Distribution

For flip projects, final accounting is completed and your profits are calculated per the operating agreement. You receive a detailed disposition report showing all revenues, costs, fees, and your net return. Funds are distributed within 30 days of closing via ACH transfer. For hold and STR projects, you receive monthly income distributions and quarterly performance reports with full accounting. K-1 tax documents are provided for all strategies. We then discuss reinvestment opportunities — returning investors skip onboarding and receive priority placement for their next project.
